KnowToYes

Reports and monitoring

The approval is the one line in your pro forma nobody sourced.

Every deal gets a Phase I, a survey and a title commitment before anyone signs off. The question that decides whether any of it matters, whether this board will approve what you want to build and on what terms, usually gets a phone call and a hunch. These reports read the public record instead, and cite every claim to a meeting and a date.

Put the fee next to what it protects.

An earnest money deposit about to go non-refundable. Months of carry on a rezoning that was never going to clear. A site plan redrawn around conditions you could have read in last year's minutes.

If the record says walk, you want to hear it in week one, not month nine.

Every report checks that we hold enough of the record to answer your question before checkout. If the record is too thin, the page tells you so and you do not pay.

Monitoring, then five reports

Free on one municipality

Monitoring · $20 and $50 tiers for more

Municipal Monitoring

Tell us the municipalities and the terms you care about. We watch every council, planning and board meeting and email you as soon as a matching action reaches our database. Each case is identified and summarised, so you know what moved and how it resolved without reading the minutes.

Choose your municipality

$79 per report

Know who you are talking to before Tuesday night

Council Member Profile

Pick a municipality and a council member. We build a profile from the public record: what they speak to, how they lean by topic, their activity on decided items, and what they have said on the record.

Choose a member

$100 per report

The conditions tell you what was approved. This tells you how it got there

Project Political History

Buying or building on an approved project? Enter the case and we reconstruct the backstory: the deliberation, the community concerns, and what staff and the board expected on the record but never wrote into a condition.

Check a project

$149 per report

Know how the town votes on what you build

Market QuickCheck

Pick a municipality and a use type. We screen its recent record for the political climate on that use: how the boards treated similar requests, approvals against denials, and the objections that keep coming up.

Choose a use and a town

$199 per report

The precedent file for your rezoning narrative

Comparable Approvals

Pick a use type and your comp set of municipalities. We pull every comparable rezoning and site plan decision over the lookback window: how each was decided, the vote counts, the conditions imposed, and the objections that recurred.

Build a comp set

$249 per report

Which towns actually have momentum on your use

Momentum Index

Pick a use type, such as EV charging, solar and storage, data centers, warehousing, truck fueling or cold storage, and a geography. We rank every covered municipality in scope by real political momentum: money and code activity, approvals against denials, and recurring hostility or moratorium risk.

Choose a use and a geography

When you do not need this, and when you need more

If your use is permitted by right and the site plan is administrative, the board's politics will not decide your deal, and you do not need a report.

If the record comes back mixed, or you need a full diligence read with the zoning code, a recommendation you can take to your investment committee, or someone at the podium, that is YES, our consulting practice.

And if the question is not whether your own project clears but which projects are coming, that is a different list. The Development Application Tracker lists the new development applications published in the counties you choose.

Questions about the reports

What does a Council Member Profile include?

A record-based profile of one elected official in one municipality: the land use topics they speak to, how they lean by topic, their activity on decided items, and notable statements. Every claim is cited to a meeting and a date. It costs $79.

How is a Project Political History report different from the approval conditions?

The approval conditions say what a project was allowed to do. A Project Political History report explains how it got approved: the deliberation, the community concerns, and the expectations staff and the board raised on the record but never wrote into a condition. It costs $100.

What happens if KnowToYes does not cover my town?

Every report checks coverage for your question before checkout, so if the record is too thin to answer it, you find out before you pay. You can also ask us to add a municipality through the contact form.

Are KnowToYes reports legal or zoning advice?

No. KnowToYes reports reconstruct the public meeting record and cite it. They are not legal advice, a zoning opinion, or a prediction of any outcome. For a diligence read with the zoning code and a recommendation, work with YES.
